I need to buy a house with a good resale value. How do I determine if my house will increase in value within the next five years so that we can upgrade? I can buy a smaller house in a great location or get twice as much house in a good location. Which is a wiser decision?

Location, location, location..I have seen smaller houses in great location seller for hundreds of time more than bigger homes in other location.

You build house in good community and location.These factor are very important to good resale value of house.

I believe it is a matter of personal choice. Do you want a bigger home, or a home that is likely to appreciate more due to it's location and amenities. The more central the property is to major freeways, shopping centers, malls, and the more amenities it the neighborhood offers, the more likely this home will appreciate faster in good(and sometimes bad) times than other properties. Yeah location and amenities is the name of the appreciation game. Or if a big house that is out in the boonies that is dirt cheap that does not appreciate as fast as a more central home does, then go for that. Just remember the value probably will not climb as steep in good times as a better located home. http://www.mortgagecrisistips.com
