How can I find out how much my house is worth? There are no comparable homes in my area. Is this a bad sign that I cannot sell it?

well yes and no. If there are no recent transactions that means your area is very stable. On the other hand it will be hard for an appraiser to value your home using comparables, which means he will have to use other method like rebuild cost.

Have you tried searching a wider area? County assessment roles put a value on your land and improvements every year.

if there are no sales in the immediate area widen your net go 1000 feet then a quarter mile then a half mile then a mile if that is what it takes. Sometimes unusual homes are not found in the immediate area and you have to go further out but the appraiser will explain in the narrative as to the reasons.

recent sales in the area is a good start. get appraisals from real estate agents - more than one - then take the lowest and take off 10%  You can always get an independent valuer involved, they can actually be pretty good, but make sure they're local so they know your market well.

You can always ask an appraiser to access how much the value of your property in the market, so that you can have an idea how much you're going to sell it.

Best way to get an idea about the property is checking the neighborhood for similar properties. If you do not find any recent sales, try to value land separately and house separately. You will able to access house value value from even from non-neighbor area. You can add land value to get a correct figure.
Also you could hire a appraiser to do it for you.

I am quite optimistic in this case as told by one of the member that your area may have stable conditions thats why you are facing difficulty to find out the comparable.

If you desired to sell your house & want to know its worth ask yourself some question. Is your house in good position? Is your house in a well known place?
I think you find your answer yourself.

Seems like a good neighborhood to be in if there are no recent sales within your area. Anyways, just like what others have said, you can extend your radius to as much as needed in order to compare prices.
