Profiting from Real Estate Investment Strategies
As an amateur to the real estate world, I would like to know the various strategies adopted by real estate investors’ worldwide to profit from this investment type.
I understand there are various ways to gain from RE investment i.e. buying a residential appt & renting it out, subletting of an appt, buying commercial premises for own proprietary business or selling it after a few years, etc.
Hence I've started this thread to know the various strategies & brainstorm each of strategies for it's pros & cons. I believe this thread should not only benefit me but to all the boarders here (Senior, Junior members) in increasing / enhancing their personal knowledge about the real estate world.
Hope to see maximum participation.

Investment in property is usually prone to less volatility than shares. The investment in this sector is relatively a safe form of investment.
The value of your property rises in the long term.
You become eligible to receive tax deductions. You can include depreciation in the value of the investment property due to wear, tear and obsolescence as deductions in your tax returns.
You can obtain tax variations and enhance your cash flows.
You can earn from the rental income.
You can make use of negative gearing. A negatively geared investment property is one in which the interest on the property loan is higher than the rental income derived from the property. By indicating the difference between the interest and the rental income as losses incurred on the investment, you can get deductions in your tax returns. This is the legal remedy to reduce your taxes.

My advice really is to invest on cashflow, meaning get rental income instead of focusing on flipping property and making a quick profit.  Having a lot of properties with cashflow puts you in a very stable position.

I am an investor and like off-plan a lot. I Invest only a fixed amount of money and not everything and until prices will rise I think this is best solution for making money. If you pay only 80000; for example and price goes up for 15% you are actually getting 20% rise. It's almost you would be using leverage on stock market. Of course from view of holidays I would prefer ready made property. Also I think until prices will rise at current stage it will not be possible to make more money with renting property than reselling.
