What are some of things to watch out for when buying a house? There are some things that you don't observe when you're at an open house, so is there anything particular to look for when buying, anything that could affect the cost of the house, or property.

I would be sure to look for any cracks in the walls, or in the basement floors. I would imagine that you would also have to look at the roof, so that in five years from buying your home you don't have to replace it. I've never bought a house; so I can only give you my advice. Smiley

There are going to be so many things to look for in buying a home, that the list would be 5 pages long. I would think the main thing to look for is whether or not you can afford the payments. And then to make sure that the home is in good condition.

location, location, location!

The three most important factors, and have been forever and a day.

More specifically, proximity to good schools, public transport, shopping facilities, jobs, parks and recerational areas and crime rates for the area have a big impact on value and these are things well worth considering in your purchase decisions. 

Also proximity to main roads and traffic.

As for the house itself?  Depends what you're looking for.  If you are wanting a family home you need to look for space, safe surroundings and a good neghourhood and preferably a bit of land.

If you're older or looking for something low maintenance, the focus should be on getting max utility from the space available and not overpaying.

In all cases a building inspection is mandatory in my book unless you are a builder by trade!  No sense paying $100,000's for a house that is about to fall over becasue the foundations are shot!

Work with the right real estate agent. If you tell him you want a house in town, and he insists on showing you houses out in the country, get rid of him. A good agent should listen well, and help you find what you want. Remember, though, that if he is a seller's agent he is working for the best interests of the seller, no matter how helpful he may be. So don't mention that you can go $5000 higher on your offer, as he is obligated to tell the seller what you said. You may want to consider a "buyers agent."

Details. Do you see signs of quality workmanship in the finish details such as moldings, tile work, hardware and paint?

Kitchen & bath fixtures. Are sinks, toilets and tubs quality fixtures? Do they work properly? Is the water pressure good when you turn on the faucets and flush the toilet?

After looking at the location, look at the site of the home. For example, consider if your neighbors can see directly into the house, if the yard is suitable for pets, kids or gardening, among other things.

Explore the Neighborhood

Make sure it's what you expect. Drive around on weekdays, weekends, days and nights. Checking out the neighborhood at different times will give you a good idea of what kind of place it is.

first the neighborhood, do u like the area? is it convenient for you?
how many bathroom? bed rooms? Hhmm are they gonna be good enough for my needs to put all my stuff?
the flooring , walls, roof, will it need to be painted? replace? cracking noise ?
the kitchen can i cook comfortably? I dont know u tell me.. thats how i would do. Oh what cable company available, phone company.

the basic things are that is the house airy and has sufficient natural light throughout the day. and check whether it is earthquake resistant or not and the areas is not a very earthquake prone area.

If you are going to buy a house first of al check surroundings society, your neighbors, see if you have all facilities like school hospital etc nearer , than see does this house really touch your heart check market price of this area and buy it
